Coordinate and schedule material and equipment deliveries, expedite when appropriate, with review from the PM./span/li

Focusing on overall budget code all bills and material slips for the project for approval by the Project Manager. Responsible for ensuring that all timecards are reviewed and approved. lispan style="font-size: 13px;"Develop and guide new craftspeople or Assistant Superintendents as required to perform those portions of the work that WB is self-performing, managing, or overseeing./span/li
lispan style="font-size: 13px;"Participate in or conduct jobsite meetings to coordinate progress of the work, i.e. discussing changes, problems, successes and future planning with the Owner, Architect, and/or Subcontractors. Communicate with trade foreman on a daily basis to prevent down time for labor crews and provide direction on the sequence and flow of work. Conduct formal meetings with Subcontractor representatives, weekly, and produce minutes of those meetings. Work in concert with the Project Manager to conduct Pre-Installation meetings for each trades (or as required by project specifications)./span/li

Whether owned or rented by WB, know its status and ensure that all levels of maintenance are performed as required and any repairs are made promptly. Arrange for proper storage of all Western equipment, tools, materials and supplies./span/li
lispan style="font-size: 13px;"Review contract documents (in preconstruction and construction phases) to achieve early discovery of conflicts or omissions in the drawings, details or specifications. Ensure correct interpretation of the documents and require that up-to-date drawings and specifications are properly located in a clean construction trailer, which is kept in an orderly fashion./span/li

POSITION SUMMARY:
Under the general direction of the Project Superintendent or more senior job supervision, responsible for assisting in directing and coordinating construction and related activities of subordinate supervision, subcontractors, engineering, clerical and other personnel with accountability to maintain project quality standards, progress and completion schedules and achieve or improve on cost estimates.
ESSENTIAL JOB FUNCTIONS
Assist the Superintendent in safeguarding the construction area. See that safety equipment is available and in use where required and that safety rules and regulations are followed by employees, subcontractor personnel, and visitors. Perform as on-site safety representative as assigned. Assist in planning work schedule, determining manpower levels, material quantities, equipment requirements, etc. as required to maintain production. Assist in maintaining equipment in good operating condition; arrange with Yard for maintenance and repair.
Perform the duties of a carpenter, laborer, or operator, at the direction of the Superintendent, and only when those duties are not the responsibility/ownership of our Subcontractors. On occasion, lead a small team of craftspeople performing similar functions.
Effectively communicate with WBI team members, clients, and subcontractors in person or using company-provided devices and tools (i.e. cellular phone, company email, virtual meetings, etc). Attend meetings at the direction of the Superintendent and assist the Superintendent in preparations for the weekly Subcontractor and Owner/Architect meetings.
Direct, assist, advise and instruct subordinates on various policies and procedures, technical and scheduling problems and control of costs. Assist the Superintendent in supervising craft workers assigned to area of responsibility and document actual hours worked. Provide liaison between field operations staff and Project Management staff to ensure compliance with drawings and specifications.
Assist in planning and coordinating the preparation of job sites for access roads, field office, storage and toilet facilities, etc. Assist in arranging for delivery of tools, supplies, equipment, and material.
Assist in reviewing and approving timecards for areas assigned. Maintain appropriate files on project correspondence, records, and controls. Assist with formal documentation such as the Daily Log
Develop an understanding of Project Drawings and Specifications to the extent required to appropriately assess the workmanship and execution of subcontractors, across all scope divisions. Create, manage, maintain deficiency items as a Punch List.
Direct, assist, advise, and instruct subordinates on personnel problems and similar matters. Maintain discipline and harmonious personnel relations. Handle personnel grievances and complaints within limits of Company policy. Consult with the Superintendent and/or General Superintendent on all matters of this nature and sensitivity.
Establish a cooperative atmosphere among the WBI project team, but also with subcontractors, the owner, architect, and engineer. Maintain liaison with other WBI departments, i.e., accounting, Project Management, Estimating, etc., as required to support project requirements.
Promote the company's capabilities through contacts with our clients, the architects and engineers. Develop and maintain relationships, which will enhance our opportunities for new projects. Participate in interviews and assist business development as assigned.
Obtain and maintain credentials such as CSL, Hoisting License, OSHA 30, and proactively participate in training provided by WBI or outside sources, during working hours or personal time, as required.
QUALIFICATIONS:
Broad knowledge of construction methods, principles of civil and architectural engineering, most notably the ability to read and accurately interpret construction plans and specifications.
Familiar with supervisory practices and techniques.
Combination of relevant education and experience.
Capable of using computers effectively and has familiarity with the Project Management and Safety software platforms that are utilized by the position - Procore and Hammertech.
Willing and able to work overtime as necessary, or as required.
Strong written and oral communication skills in order to present the Company in a professional manner
Travel as necessary to perform the duties required by this position.

POSITION SUMMARY
Under the general direction of the President of Western Builders as well as the Chief Financial Officer of The O'Connell Companies, the Controller will lead and manage the accounting department for Western Builders - a mid-size Construction Management firm with average yearly revenues of between $30M-60M. This Executive position plays a significant role in the strategic direction of the Company.
ESSENTIAL JOB FUNCTIONS
Responsible for the direction and supervision of all accounting and financial activities of the Company to implement and maintain corporate policies and ensure all reports are prepared in a timely manner and are done in accordance with generally accepted accounting principles. Areas of responsibility include job costs, billing, accounts payable, accounts receivable, general ledgers, financial statements, and other reports in accordance with corporate procedures and timelines. Prepare company cash flow projections as requested.
Review and analyze on-going financing activities and transactions to insure contractual and procedural conformance, required approvals and the detection of adverse or unfavorable activities or transactions that may affect the Company.
Create and monitor Financial Dashboards to analyze the Key Performance Indicators of the Company.
Actively participate in weekly Executive team meetings. This team has recently begun to collaborate using the Entrepreneurial Operating System (EOS).
Responsible for instituting appropriate systems of internal control to safeguard Company assets. Implement and Supervise policies and procedures related to the processing of Accounts Payable invoices, ensuring all requirements for payment are met. Monitor the conformance and compliance of subcontractors and vendors.

reviewing Owner requisitions. Maintain and report outstanding receivables to project managers. Identify and predict cash constraints.
Review weekly Payroll and ensure correct approvals and processing.
Interact and collaborate with all members of the accounting team to provide ongoing assistance, training, and leadership.
Oversee management of petty cash accounts with field staff and reconciliation of monthly bank statements.
Liason with the Operations team to develop and enter cost control budget for each construction project. Serve as a resource to Project Managers, assisting with job cost-to-complete projections, monthly, to ensure accuracy and quality thereof.
Review job performance with Operations and Estimating teams, highlighting material price and quantity cost variances, job level working capital shortfalls or other areas of concern. Maintain an understanding of projects and any potential risks or opportunities upon interpretation of job cost reports.
Work with external auditors regarding annual financial statement preparation. Work with corporate tax staff regarding tax returns. Conduct periodic internal audits as required.
File prequalification statements with governmental agencies. Monitor the Company's tax activities.
In conjunction with President, prepare annual operating and capital budgets.
In conjunction with Corporate CFO, monitor Insurance and bonding requirements.
QUALIFICATIONS
Bachelor's Degree in Accounting, finance or business administration or equivalent business experience.
Prior experience in construction industry required.
CPA or CMA preferred
At least seven (7) years of relevant business experience.
Ability to interpret and present financial information to non-financial managers for decisions and actions.

Assistant Project Manager- Western Builders, Granby, MA
POSITION SUMMARY
Under the direction of the Project Manager, the Assistant Project Manager is tasked with a variety of assignments. The position is designed to assist the project team in numerous functions, while building a base knowledge and the skills required for career advancement.
ESSENTIAL JOB FUNCTIONS
Thoroughly study the project's plans and specification, existing conditions, and estimate. Confer with the Project Manager, Job Superintendent and Estimator to develop an in-depth understanding of the project. Use this knowledge to confirm quality of work and adherence to the project documents.
Recognize scope changes and assist project team in pursuing compensation. Complete quantity take-offs, secure & critique subcontractor pricing, prepare change request for submission to the Owner.
Update project schedule by walking the job site, reviewing daily reports and look-ahead schedules. Confirm sequencing and durations with Job Superintendent. Learn to analyze the schedule and relay the impact of changes and delays to the Project Manager.
Prepare for and attend project meetings, such as; OAC, MEP coordination, pre-installation, foreman's look ahead, start-up and close-out meetings. Update logs and minutes related to the meetings. Complete tasks assigned. Follow up with attendees to confirm progress on their assigned task.
Prepare permit applications for review by the Project Manager. Compile documents necessary for submission and determine permit fee. Submit the package in accordance with the authorities' guidelines and inquire as to the permit status.
Assist the Project Manager in building and maintaining project databases, such as; subcontractor buyout, lead time, submittal, rfi, drawing, MBE/WBE participation, drawdown schedule, etc. Review logs with the Project Manager and distribute as required.
Compile documents needed to submit a concise and thought-out Request for Information to the Architect. Understand the question and reference contract documents needed to properly convey the query. Prepare submittal packages in the same manner. Gather appropriate information from the subcontractors and cross reference plans & specs to confirm a thorough and professional submission. Track and distribute the packages to appropriate parties.
Assist the Job Superintendent with managing the punch list. Help confirm completion and pursue subcontractors who have not completed their required tasks.
Assemble close out documents, such as; Operation & Maintenance Manuals, as-built drawings, and warrantees. Review specifications for project specific requirements and comply.
QUALIFICATIONS:
Effective communication, organizational, diligent attention to detail, time management, negotiation, and decision-making skills.
Thorough knowledge of commercial construction (i.e., understand construction means & methods, ability to read and interpret drawings, specs, etc., experience with estimating, takeoffs, review and approve submittals, shop drawings, familiarity with contracts, PO's, change orders, RFI's, requisitions, proposals, etc.).
