WHAT YOU WILL DO As a Development Operations Manager, you have an exciting opportunity to lead and manage the preconstruction and execution of the company's renovation, tenant finish and capital expenditure projects at various resorts. The ideal candidate will be a dynamic team member with experience in both residential tenant finish and high-end capital expenditure projects with a passion for operational excellence and a proven ability to drive results in a fast-paced environment. Job Description: * Management of preconstruction and project execution activities for all Alterra portfolio renovation and capital expenditure projects at various Alterra ski resorts. * Review and evaluation of project plans, design and specifications for renovation and capital expenditure projects throughout the Alterra portfolio. * Conducting feasibility studies and risk assessments of all preconstruction activities that support capital expenditure teams with underwriting and design of the projects. * Coordinating with various resort operations teams around the Alterra ski resort portfolio to develop budgets, schedules, and planning that support the annual projects. * Coordinating with architects, engineers and design consultants to identify potential design improvements, value engineering and cost saving budget opportunities for all aspects of the preconstruction phase. * Manage and assist with owner FFE procurement for all projects to ensure on time delivery of approved scope. * Participating in meetings with senior leadership to discuss project progress, risk and financial status at various stages of the projects. * Assisting in the development and maintenance of detailed design and entitlement project schedules to ensure all milestones are met on time and within budget. * Development of preconstruction budgets with respect to soft costs, permits, fees, cash flows and all necessary support for project review and approval by senior leadership. * Participation in preconstruction/construction design meetings and charettes to support the project goals and needs at various stages of design development. * Review of payment applications, change orders, add services and invoices for accuracy and completeness for individual development and capital improvement projects. * Implementation of quality control procedures to ensure all preconstruction activities are meeting the highest standards for the team and all resort developments. * Development of RFP documents for general contractor, architect and prime consultants. * Assisting in managing city design entitlement requirements for various stages of renovation and new tenant finish projects to support all necessary approvals and permits. * Support leadership on all board deck presentation material as it relates to construction and pre-construction content and as required. * Providing monthly reporting material as necessary and requested by the Vice President of Development Operations. * Preparing Investment Memos and Shift Paper documents as requested for development managers and senior leadership. Skills Required: * Construction and development experience of 7+ years * Construction knowledge and experience with complicated commercial and residential tenant finish projects. * Real estate development experience and background is preferred. * Understanding of the local and national construction industry market trends and the competitive aspects of various ski resort construction markets. * Ability to manage various projects and tasks at various stages simultaneously within the construction and preconstruction phases of a project to meet deadlines. * Knowledge and familiarity with local, state and federal building codes and regulations at various ski resort locations. Reporting to the Chief Legal Officer, we are looking for an experienced and proactive In-House Labor and Employment Lawyer to join our team of eight attorneys, two paralegals, and other legal, risk, and social responsibility professionals and team members. This is a dynamic opportunity to work at the intersection of law and the ski industry, where your expertise will help shape a positive workplace environment for our staff, from seasonal workers to full-time employees, and provide labor and employment legal guidance to Alterra Mountain Company's mountain destinations, as well as business divisions located in the Denver corporate office, and support other members of the Legal / Social Responsibility Division. This position will be responsible for advising and supporting the company on a wide range of labor and employment matters. You will provide guidance on employee relations, compliance, and risk management, and ensuring compliance with federal, state, and local employment laws. This role requires an individual who is not only knowledgeable about employment law but also understands the unique challenges and opportunities of the hospitality and recreation industries. The position will be expected to complete a variety of different tasks in compressed timeframes each day. The position is fast-paced, dynamic, team-oriented and rewarding. The Corporate Counsel, Labor and Employment must be able to work well under pressure, be organized and able to work autonomously. Ability to ski or snowboard and a passion for the mountains, while not essential, is an asset in this position. ESSENTIAL DUTIES * Advise management on labor and employment issues, including hiring, terminations, employee discipline, wage and hour compliance, workers' compensation, leave policies, and employee benefits. * Develop and implement policies and procedures related to labor and employment law. * Provide legal counsel on union matters, collective bargaining, and employee relations. * Oversee the company's compliance with local, state, provincial and federal labor laws, including but not limited to wage and hour laws, OSHA regulations, and the Family and Medical Leave Act (FMLA). * Assist in managing employee disputes, including conducting investigations, and resolving claims of discrimination, harassment, wrongful termination, and other workplace issues. * Partner with HR and leadership teams to create and maintain best practices in recruitment, onboarding, training, and performance management. * Support managers in developing a fair and positive workplace culture through training and guidance on employee relations matters. * Manage outside counsel and/or represent the company in employment-related litigation, claims, or disputes when necessary. * Monitor and update company policies to ensure alignment with evolving laws and industry standards. * Handle regulatory matters, including wage audits, EEOC claims, and similar employment-related investigations. * Assist in employee benefits matters, including overseeing the company's compliance with ERISA, FMLA, ADA, and other employee-related statutory requirements. * Other duties as assigned. The Corporate Counsel, Construction and Development position will be responsible for providing construction, development, real estate and general legal guidance to Alterra Mountain Company's mountain destinations, as well as business divisions located in the Denver corporate office, and support other members of the Legal / Social Responsibility Division. The position provides exposure to multiple practice areas with an emphasis on real estate, construction and development matters and the position will be expected to complete a variety of different tasks in compressed timeframes each day. Daily responsibilities will include drafting, reviewing and negotiating a high-volume of real estate, construction and development contracts and providing legal guidance and advice on a variety of different practice areas. The position is fast-paced, dynamic, team-oriented and rewarding. The Corporate Counsel, Construction and Development must be able to work well under pressure, be organized and able to work autonomously. Ability to ski or snowboard and a passion for the mountains, while not essential, is an asset in this position. Job Description Java Web Application Developer SV tech is looking for a Java Web Application Developer for its client in Minneapolis, MN. The client has an immediate need for a WEB APPLICATION DEVELOPER to backfill a position temporarily vacated by staff re-assigned to an Enterprise Systems Upgrade Project (ESUP). Ideal candidates will be self-motivated/directed and able to adapt to a challenging environment. Good interpersonal communication skills and the ability to troubleshoot and resolve complex issues in Java application-supporting infrastructures--as well as within custom applications themselves--are required. Excellent analytical, decision-making, collaborating and learning skills are also essential. Job duties: • Perform Java software development and maintenance tasks on existing highly integrated open source and custom enterprise web applications, as part of a cross-functional service team, maintaining portions of a large legacy portfolio. • Research and analyze customer requests to discover and characterize defects, clarify enhancement requests and design and implement solutions. • Work with minimal direction from staff leading assigned development efforts. • Troubleshoot complex technical infrastructure and other production support issues (in collaboration with Infrastructure & Production staff). • Effectively leverage surrounding resources (customer, colleagues, organizational) to characterize and resolve issues quickly, effectively and independently. Qualifications Required qualifications: • BA/BS degree in Computer Science/MIS or related field and 7 years of related professional work experience. • Expertise in the Java programming language and supporting environments (HTML, XML, and SQL). • Expertise in Java web application programming, debugging, and reverse engineering in a Linux RHE OS environment (e.g. CVS, SVN, ANT, JUnit, Eclipse, Tomcat, Apache). • Expertise with core Java technologies (JSTL, JSP, JSF, Spring/Spring MVC), and ORM frameworks (e.g. Hibernate). • Expertise in XML technologies (e.g. XML Schema, DTD, XSLT, WSDL, SOAP) • Strong familiarity with databases, Oracle SQL, ERD concepts. (Proficiency with a database client tool for Oracle and/or MySql a plus). • Ability to be immediately productive, working in complex and unfamiliar legacy application code. • Ability to communicate effectively with business process owners and customer domain experts. Preferred qualifications: • SAML familiarity and Shibboleth experience a plus.
