About This Role Carrier Commercial Service is seeking a highly skilled Project Manager to oversee commercial mechanical focused on data centers. This role is responsible for the startup, commissioning, and warranty management of Carrier air- and water-cooled chillers. The Project Manager will work closely with cross-functional teams, including engineering, operations, commissioning authorities, general contractors, and subcontractors. This position requires extensive travel, with several months spent on-site at each data center project across the country. Key Responsibilities: Project Execution & Management Lead startup, commissioning, and warranty processes for Carrier air- and water-cooled chillers in newly constructed data centers. Develop and manage comprehensive project plans, ensuring schedules and budgets are met. Track and review key performance indicators (KPIs) to monitor project success. Conduct work in progress meetings with stakeholders, addressing design, material delivery, and labor schedules. Ensure all projects meet or exceed booked profit margin goals. Work with project coordination to order and track all chiller parts needing to be ordered for warranty execution. Stakeholder & Customer Coordination Collaborate with sales, prime contractors, and end-users to fulfill project scope and deliverables. Serve as the primary liaison representing Carrier between the customer, commissioning authority (CxA), general contractor, and subcontractors, ensuring smooth communication and project progression. Provide professional, timely resolution for customer concerns, ensuring satisfaction with all aspects of project execution. Technical Expertise & Compliance Interpret and apply mechanical, electrical, and architectural drawings to ensure compliance with design specifications. Ensure adherence to industry codes, standards, and project specifications. Working knowledge of Building Automation System (BAS) integration, ensuring proper controls functionality. Manage the change order process, preventing scope creep and maintaining project integrity. Financial & Operational Oversight Accurately forecast monthly revenue by estimating project completion costs Manage project documentation, including warranty processing and factory-generated service information in collaboration with our Service Engineering team Maintain rigorous job safety standards across all projects. Basic Qualifications: High school diploma or GED. 5+ years of project management experience 5+ years in mechanical installation, building automation, electrical installation, or construction. 5+ years' experience with water- or air-cooled chillers 5+ years of Commercial HVAC expertise, including centrifugal chillers, CDU systems, and airside equipment. Travel Requirement: Up to 75%, with extended stays at data center job sites nationwide. Ability to read and interpret blueprints, structural drawings, and complex MEP (mechanical, electrical, plumbing) documents. Prepare and distribute monthly Pay Apps with updated schedule and cost backups. Change Management: Manage the RFI Log and document scope changes in real-time. Issue and track Potential Change Orders (PCOs) to the A/E/Owner. Document schedule impacts from changes and manage internal changes with subcontractors. Execution: Review plans and project manuals with the field team before work begins. Conduct pre-installation meetings with A/E, subcontractors, and manufacturers for key scopes. Address field reports and close out deficiencies. Ensure materials are procured and onsite as per schedule and hold the field team accountable to the project plan. Quality & Safety: Develop and implement quality control inspections and checklists. Monitor QC inspection logs and ensure the field team follows quality and safety standards. Perform periodic field walks to uphold quality and safety. Closeout: Compile and submit all necessary project closeout documents. QUALIFICATIONS Education: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field (preferred). Experience: Minimum of 3 years of experience in construction project management, with a proven track record of successfully delivering projects on time and within budget. Knowledge: Strong knowledge of construction methods, processes, and materials. In-depth understanding of building codes, safety regulations, and industry standards. Skills: Familiarity with project management software (Procore) and scheduling tools (Microsoft Project). Excellent communication, negotiation, and interpersonal skills.
