The Porter is responsible for cleaning projects requiring advanced training and demonstrated skill. The incumbent will inspect work performed in assigned building/property(s) and submits reports to the Supervisor. The duties are mostly outdoors to maintain the exterior and garage and may be indoors to maintain the interior of the community, or both. Job Description JOB SUMMARY: The Porter/Groundskeeper is responsible daily for picking up and cleaning the entire apartment complex community exterior including amenities and common areas using company-supplied materials and equipment. ESSENTIAL DUTIES: Cleans and picks up trash from around trash dumpster, ensuring a clean and tidy appearance at all times. Cleans and arranges furniture and trash receptacles in pool area(s). Possesses pool operator's certificate. Tests chemical level of pool water on daily basis and checks to maintain proper chemical balance. Follows manufacturer's directions for use of company-supplied materials and equipment. Cleans and maintains club facilities in an orderly, presentable and decorative fashion. Maintains cleanliness of office and all other amenity and common area facilities assuring general cleanliness of grounds, laundry rooms, walkways, streets, driveways, parking lots, entrances, foyers, breezeways, recreational areas, etc. May perform exterior building light checks and assist with repairs and replacement of same. Performs supplemental landscape maintenance and irrigation system repair and/or supplemental watering of lawn and landscape areas so that landscape areas are tidy, trimmed and properly watered. May be required, in the absence of separate yard crew or outside landscape maintenance contractor, to perform extensive in-house landscape and gardening duties such as mowing, edging, trimming, sweeping, pruning, weeding, fertilizing, planting, etc as needed. Thoroughly cleans out vacated apartments designated by supervisor and prepares same for make-ready and re-renting, including carpet repairs, dyeing and shampooing as needed. The Porter is responsible for cleaning projects requiring advanced training and demonstrated skill. The incumbent will inspect work performed in assigned building/property(s) and submits reports to the Supervisor. The duties are mostly outdoors to maintain the exterior and garage and may be indoors to maintain the interior of the community, or both. Your Responsibilities: * Performs a variety of cleaning / maintenance duties as assigned including but not limited to power washing, sweeping, mopping, shampooing, dusting, polishing, trash disposal, replacing light bulbs and window cleaning. * Responsible for maintaining the appropriate level of sanitary and cleaning supplies for assigned areas as well as all cleaning solutions in accordance to OSHA requirements for hazardous chemicals. * Ensure that all security procedures and safety precautions are adhered to at all times. * Ensuring packages are delivered to residence in a timely manner where applicable. * Practice and adhere to FirstService Residential Global Service Standards and respond to all calls by the end of the next business day. * Conduct business at all times with the highest standards of personal, professional and ethical conduct. * Perform or assist with any operations as required to maintain workflow and to meet schedules. * Notify supervision of unusual equipment or operating problems and the need for additional material and supplies. * May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines. * Perform any range of special projects, tasks and other related duties as assigned. Skills - Qualifications: * High School Diploma or equivalency preferred. * 1-2 years previous custodial/make ready experience preferred. * Strong customer service, communication and interpersonal skills required.
