Job Summary:
Paints interior offices, classrooms, hallways, stairwells, and furnishings which includes preparing (scrape, sand, prep) the area/surfaces to be painted, spreading drop cloths, etc
Hangs sheetrock; tapes, prepares patch, and textures drywall with taping mud, plaster, or spackle
Applies various types of materials such as alkyds, acrylics, urethane, epoxies, lacquer, vinyls, and stains with brushes, rollers, and spray equipment to walls, ceilings, floors, window sash, doors, and other furnishings.
Mixes /color matches paints, stains, varnishes, and/or enamels to produce desired color.
Nearly all paints and thinners are rated hazardous. Work area may contain fumes and dust. Ability to work on ladders, scaffolding, or high-lift equipment.
Regularly stands, lifts, bends, stoops, lifts above shoulders and carries 50 lbs or more.
Regular exposure to disagreeable conditions, extreme temperature changes, odors and loud noises.
Job requirements include occasional use of respiratory equipment; therefore, an individual must be able to pass a medical exam to assure physical ability to wear, use, and perform work in respirator equipment.
The employee in this position may be required to work overtime after 4 pm, and/or shift work when management deems necessary. The ability to perform snow and ice removal tasks and respond at any time of the day or night when scheduled by management regardless of weather will be required.

High School/GED and two to ten years of work experience related to the job duties as outlined in the job description, with preference given to those with experience in the painting trade.
Painter II - IV positions require previous experience in the painting trades.
Candidate position placement is dependent upon years of experience and availability.
Have before hire and maintain after hire, a valid driver's license. A valid driver's license must be maintained for the operation of an OSU vehicle, which is required in the performance of job duties as assigned.
Job requirements include occasional use of respiratory equipment; therefore, an individual must be able to pass a medical exam to assure physical ability to wear, use, and perform work in respirator equipment.
Ability to work on ladders, scaffolding or high-lift equipment.

SUMMARY
The Make Ready/Painter is responsible for maintaining the property's aesthetic and functional quality by preparing vacant units for occupancy, performing general maintenance, and assisting with property upkeep. This role ensures a clean, safe, and welcoming environment for residents, team members, and visitors.
DUTIES AND RESPONSIBILITIES
Property Maintenance:
Perform regular property walks to ensure all areas are clean and free from debris, including parking lots, pathways, stairwells, recreation areas, and dumpster zones.
Remove litter, pet waste, and cigarette butts from the grounds.
Maintain cleanliness of key areas, such as the management office, pool area, mailrooms, laundry facilities, and pathways to model units.
Address general plumbing, basic electrical, and appliance repairs, including but not limited to fixing/replacing toilets, garbage disposals, ceiling fans, and light switches.
Replace burned-out bulbs, broken fixtures, and light globes as needed throughout the property.
Perform pool and spa maintenance as directed.
Unit Preparation:

Rekey locks and service appliances as needed.
Clean up thoroughly after completing repairs or maintenance work in units or common areas.
Emergency Response:

Property Maintenance:
Perform regular property walks to ensure all areas are clean and free from debris, including parking lots, pathways, stairwells, recreation areas, and dumpster zones.
Remove litter, pet waste, and cigarette butts from the grounds.

POSITION SPECIFIC DUTIES & RESPONSIBILITIES:
Prepare surfaces for painting by cleaning, sanding, and applying primer as necessary. Apply paint or other finishes to walls, ceilings, and other surfaces using brushes, rollers, or sprayers.
