Seeking residential painters for subcontracting work throughout New England. Must have proper state license along with general liability insurance. Candidates must have own transportation and tools. Candidate must submit photo's of recnt work along with customer reviews. This is year round work that can start within 1 week.

The Painter will be responsible for: * Responding to routine and emergency service requests via on‑line work order, radio dispatch or as assigned by Group Leader/Supervisor. Planning assigned work by examining work site and project specifications, selecting and obtaining needed equipment and materials and determining appropriate sequence of tasks. * Preparing work site for painting and/or refinishing. Masking around areas to be painted using tape and paper, spreading drop cloths and assembles scaffolding, ladders and other staging equipment as necessary. Preparing surfaces by using sanders, scrapers, solvents and other materials to clean and remove old finishes and by filling nail holes, cracks and joints with putty, plaster and other fillers. * Painting and refinishing interior and exterior building surfaces, trimmings, furniture and equipment according to specifications. Mixing paints to desired color, as necessary, by mixing and blending required portions of pigment, thinners and drying substances. Applying coats of paint, varnish, stain and related materials using paintbrushes, rollers, trimmers and spray guns. * Maintaining communication with other engineering department personnel in order to plan and coordinate work assignments and describe and refer problems/issues outside scope of authority/trade. Communicating with customer departments as needed to clarify job specifications and minimize any disruption of department services/operations. * Completing, filing and/or routes a variety of logs and records required to document work performed and ensure compliance with hospital and regulatory requirements. Accessing hospital and/or departmental computer systems in order to process and forward work orders, receive, prepare and respond to routine electronic correspondence and perform other related functions. * Maintaining neatness and safety of work area. Cleaning and maintaining tools and equipment in working condition, reporting items in need of repair or replacement to Group Leader/Supervisor. Returning materials/equipment to designated storage locations. * Maintaining technical knowledge and skills through attendance at in service and continuing education programs and participation in other related activities. * Contributing to teamwork. In order to qualify, you must have: * A high school level of educational development and up to 1 year of basic technical training and one to two years' experience. 3 to 4 years of facilities experience preferred. * The analytical skills to resolve problems that require the use of basic scientific, mathematical, or technical principles. Prior knowledge of building codes, mechanical, electrical, plumbing and HVAC systems. * The ability to exchange information on factual matters, schedule appointments, greet visitors, explain hospital policies, and/or relay messages to appropriate personnel. Erects, repairs, maintains and operates staging, rigging and scaffolding following accepted safety practices in order to gain access to areas needing painting. Estimates length of time, cost and quantities of materials and manpower needed to complete a job. Operates, cleans and maintains hand and power tools, air compressors and painting equipment as required. Confers with supervisors and department heads regarding the scheduling of work, the handling of emergencies and the feasibility of installing painting equipment and materials in the area in order to ensure that needs of the agency are met expeditiously and at a convenient time. Prepares surfaces for plaster or cement work by taping joints on sheetrock, caulking and waterproofing walls and cracks in floors, etc. by using appropriate tools and equipment. Performs related duties such as preparing various reports; maintaining records and files; setting up signs and barricades; reading instructions on lay-outs; removing and placing glass; drilling holes in signs; printing letters and signs; laying out drop cloths; and moving office furniture. Based on assignment, employees may also be responsible for the following: Operate road-line painting machines and sand blasting equipment Plaster ceilings and walls Clean gutter Load and unload furniture and supplies Must have 2 years of experience in related work.

The Painter position is responsible for painting the apartments and common areas of all properties in their region. When this position does not have work for painting, it is required that they will perform facilities maintenance under the direction of the Building Superintendent or Property Manager at their primary workplace or as needed. ESSENTIAL FUNCTIONS Duties may include, but are not limited to the following areas: Completion of painting work orders in a timely basis.
