Maintenance/Custodial/Maintenance General Date Available: as soon as possible Additional Information: Show/Hide PRIMARY FUNCTION The primary function of this position is the construction, repair, installation and finishing of wooden cabinets, interior and exterior trim, doors, including all related hardware, fixtures, door locks and key cuts, panic exit hardware, door closers, hinges, hold open devices, window installation, glazing and flooring. Repair and maintenance of the various roofing systems under the jurisdiction of the Manchester School System. Application of both oil and water based finishes, including all paints, varnishes, stains, ect. on all types of surfaces, both interior and exterior. RESPONSIBILITIES The responsibilities of this position include, but are not limited to, the full range of finish and rough carpentry, as well as, installation, repair, preventive maintenance, etc. on all doors, locks, panic hardware, door closers, hinges and hold open devices. The design, construction, finishing and installation of a wide range of cabinets, bookcases, shelving, trim, framing, glazing, proper removal of asbestos floor tiles and installation of new vinyl composition tiles, etc. throughout the various schools. Also responsible for preventive maintenance, inspection, installation and repair of all rubber, built-up, modified, shingle, tar, tin and slate roofing systems. The inspection, preventative maintenance, installation, repair and / or replacement of flashing, roof drains, rain leaders, etc. Also the planning and laying out of work, surface preparation, safety, protection of surrounding areas, matching and /or blending of colors, following all safety requirements regarding the use of ladders and staging, and applying the finish. The overall safety and comfort of the occupants will be considered throughout the process. This person shall be responsible for directing the efforts, and the results, of any persons that may be assigned to assist in the work. SKILLS AND ABILITIES Ability to read carpentry and roofing specifications, building layouts and blueprints. Ability to design and construct from verbal descriptions and / or rough sketches, walls, cabinets, bookcases, interior trim work, enclosures, etc. Make corrective repairs and recommendations as necessary and report all issues and concerns to the supervisors. Ability to work alone and unsupervised and be responsible for the finished product. Ability to work at extreme heights. Ability to remove and install various types and sizes of glass. Knowledge of rigging and staging construction, fall protection and personal protective equipment for safety and OSHA regulations as required. Ability to make corrective repairs and recommendations as necessary and report all issues and concerns to the supervisors. Painting of and applying coatings on roofs for leak protection as well as painting of all wood, plaster, metal and sheetrock surfaces. Staining and varnishing of woodwork will be a necessary function of this position. Ability to work with hazardous and Asbestos Containing Materials safely in accordance with OSHA, State and Federal regulations. MINIMUM QUALIFICATIONS This person shall; (1) be a U.S. Citizen, (2) be a vocational, trade or high school graduate, or have completed the G.E.D., (3) possess a valid drivers license and a clean driving record, (4) have the ability to read and write the English language at the 8th grade level, and (5) possess the ability to read and interpret blueprints and engineering drawings as they pertain to the carpentry, roofing and painting trades. A minimum of five (5) years experience in the trades as an apprentice and tradesman required. Ability to work with hazardous materials safely. WORKING CONDITIONS Subject to severe weather conditions in order to perform work as required. Ability to work at extreme heights. The Board of Education will provide protective clothing and equipment so all safety conditions and OSHA, State, Municipal and Federal regulations can be adhered to and followed as well as any and all other assigned duties as required by management. Inspect details and evaluate the painting work required for the part. Effectively establish the correct paint for the application as flowed down by shop paperwork. Mix paints as specified by supplied directions or Technical Data Sheets. Prepare and perform minor sanding to detail surface before applying paint. Coat different types of metal surfaces with the prescribed epoxy, lacquer, resin or other material before applying the final color coat. Able to effectively manage time and complete all delegated work within the specified time. Work in a team and coordinate work functions with fellow workers. Able to paint effectively on different surfaces and metals. Observe safety regulations and wear protective masks and clothing during spray painting operations. Change out of booth filter chromate and solvent contaminated paint booth filters. Other duties as assigned. Under the direct supervision of the Production Supervisor, the employee will be responsible for painting, loading, and unloading structural steel/miscellaneous metal components such as columns, beams, channels, plate, stair treads, railings, etc. onto or from trucks using overhead cranes and/or forklifts, in addition to a variety of other tasks relating to the shipment of products. These items include but are not limited to: Read and interpret work lists, written instructions, and diagrams to perform task at hand. Wire brush and scrape as necessary to achieve proper surface texture per job specifications. Cover surfaces with drop-cloths or tape and paper to protect surfaces during painting. Apply paint, or other finishes to steel, using brushes, spray guns, or rollers as required by job specifications. Recognize, set up, and operate hand and power tools common to the painting and loading trade. Analyze painting specifications, work orders, and material safety data sheets to plan painting and loading needs. Must be able to set up and climb ladders and stairs to work on flatbed trailers. Mark or tag material with proper job number, piece marks, and other identifying marks as required. Operate overhead cranes, fork trucks, and other equipment to transport materials to and from the paint bay and transportation vehicles, and to store and retrieve materials within shop and yard. Must be able to wear a respirator for extended periods of time Other duties as assigned by supervisor.
