Uses work order tracking software and time entry/personal development software in conjunction with daily work Responsible for safety during work, including the reporting of hazards, both inside and outside the building, to the FM Manager. Estimate materials needed for a specific job or project. Manage inventory of maintenance supplies and equipment and order new supplies as needed. Installs, maintains, and repairs interior and exterior finish woodwork such as cabinets, custom furniture, casings, countertops, exhibits, molding, trim, and base. Attends meetings when assigned by FM Manager and attends training sessions to upgrade technical skills. Establishes and follows preventative maintenance on HVAC equipment, motors, pumps, etc. to ensure warranty compliance and to extend the life of equipment. Works with contractors as needed Performs other duties as assigned. Qualifications Required: High School diploma 1 year trade school or 2 years related experience. Conduct preventative maintenance inspections and perform required preventive maintenance actions such as lubrication, cleaning, filter change and the like. Troubleshoot, repair and maintain basic industrial electric, pneumatic and hydraulic systems. Utilize a wide variety of hand, portable, and machine tools to perform assignments. Run services to new or relocated equipment (air, water, electrical). Perform packaging equipment setup and changeover including fine tuning and necessary adjustment. Perform non-certified welding and simple machining operations as needed for repair and maintenance tasks. Provide technical guidance to Mechanic 2. Follow lockout/tagout safety procedures during service and repair. Use personal protective equipment as required. The incumbent is assigned jobs by the supervisor or a superintendent and is expected to complete most jobs, including those of a complex nature, with little supervision. All assignments must be carried out under stringent safety and sanitation standards. Quality requirements are constantly monitored, necessitating equipment fabrication and machine operations within specific tolerances and operational specifications to ensure the delivery of food products on time and at the lowest cost by conforming exactly to the customer's requirements. Participation of employees in the implementation of improved concepts is encouraged in all production processes. Skills required include an intermediate level in proficiency in welding, plumbing, electrical repair, instrumentation, running lathes and milling machines, fabricating and repairing pneumatic and hydraulic systems. The Water Construction & Maintenance Supervisor supervises the Department's capital improvements projects and ongoing preventative maintenance programs related to the water distribution system. The job requires technical knowledge of industry practices in order to plan and supervise the employees performing the construction and installation of water mains, hydrants, service lines, valves, site grading, drain systems, and road surface repair work. The job manages leak detection surveys, valve exercising, and system flushing programs. The job requires a Class IV Drinking Water Distribution Operator certificate*. The job is supervised by the Water Superintendent. The job requires comprehensive knowledge of the operation, maintenance, and repair of the City water supply and distribution system. Error, omission, or negligence in the performance of maintenance crews could have serious consequences for the viability of the City's water supply, public safety, operation of the distribution system, or potential legal and financial liability due to non-compliance with federal and state requirements. The job requires the ability to maintain a collaborative and cooperative working relationship with elected and appointed officials, other City employees, other organizations, and the general public. The job directly supervises staff through Foreman and Lead Worker positions and supervises regular/seasonal/part-time employees. The work environment includes an office and public street environment that may include exposure to adverse weather conditions, trench excavation, repair of pressurized systems (up to 250 psi), confined spaces, gases, dust, traffic hazards, moving vehicles and heavy equipment at the job site, and hazards involving the use of power tools and equipment. The noise level is generally moderate but with occasional exposure to noisy and/or loud equipment. The job is an on-call position, responding to emergency situations. Employees designated as immediate response personnel must live thirty (30) minutes or less from their usual daily work site. ESSENTIAL DUTIES AND RESPONSIBILITIES * Supervises the Department's capital improvements projects and ongoing preventative maintenance programs related to the water distribution system. Ensures delivery of drinking water through the conveyance of pipe distribution networks in compliance with all applicable Federal and State regulations. Supervises the maintenance, construction, and installation of water mains, hydrants, service lines, valves, and the storm drain system. * Determines priorities, makes daily work assignments, allocates resources and assets, reviews operational efficiancies, and assigns crews and resources to short-and long-term installation and construction projects and/or preventative maintenance programs. * Assists in planning long-term projects, including preparing bid specifications and coordinating with project engineers and private contractors. Recommends annual budget items related to capital improvement projects or equipment needs and monitors spending for compliance. * Performs pre-project notifications to affected parties including, but not limited to, public notification letters, utilities, businesses, and residences. Tracks progress on projects, preparing reports and documentation. * Coordinates with other division supervisors, Public Works engineering staff, private contractors, and inspectors to adhere to design documents and construction standards. Identifies, resolves and mitigates any construction problems or minimize operational conflicts. * Develops and coordinates ongoing, on the job training, vendor and in-house training for water distribution operator work tasks. Maintains safe working environment, supervising training in and implementation of safety protocols and procedures. * Hires, trains, supervises, assigns, and evaluates employees, including disciplinary actions up to and including terminations. Responsible for assigning and ensuring the availability of on-call stand-by personnel on a rotating basis. * Obtains necessary permits and monitors job sites for compliance with traffic control and safety procedures and protocols related to underground utility installation and road surface repair. Prepares accident and/or damage reports and claims. * Utilizes computerized systems such as maintenance management, warehouse inventory, geographic information, drawing viewers, permitting and as-built archive systems to schedule, assign, track and record work requests on system assets. * Performs injury and accident investigations; documenting incidents and work with the Risk Officer to mitigate risks. * Supervises equipment and vehicle maintenance and repair. * Provides emergency response and cleanup in the event of a water main break by documenting incidents and reporting for potential liability claims. May operate equipment and assist in plumbing activities at the job site, as needed. * Ensures that customer service requests, inquiries, suggestions and complaints are properly investigated and resolved. * Performs all work duties and activities in accordance with City policies, procedures, and safety practices. * Performs other duties as assigned. They provide skills-based training and work with craftsmen to improve MTTR and act to proactively reduce controllable and predictable equipment failures. Typical Education * Bachelor's degree in engineering (mechanical/manufacturing) required.
