The Maintenance Technician will report directly to the Manager of Buildings and Grounds. The duties of the position shall include, but are not limited to, the following: PRIMARY RESPONSIBILITIES Perform minor electrical work including but not limited to replacing outlets, ballasts, switches, light bulbs, and working with contractors. Perform minor plumbing work including but not limited to unclogging drain lines, fixture replacement, and working with contractors. Perform basic HVAC repairs and maintenance, and work with contractors. Perform general service duties including but not limited to cleaning and painting mechanical rooms and developing inventory tool storage. Respond to tenant and resident request for services. Assist in the development and implementation of preventative maintenance program, energy management system, and property management software. Prepare vacant apartments for move-in through turnover repairs and improvements. Preserve general upkeep and cleanliness of the community through grounds maintenance and snow removal, if necessary. Adhere to applicable building, county and safety codes/standards. PHYSICAL AND MENTAL FUNCTIONING REQUIREMENTS Ability to function both inside and outside in all types of weather. Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs., with frequent lifting and carrying up to 50 lbs.
