Job Description and Requirements The Mortgage Retail Closer Funder is responsible for coordinating the closing between RBFCU and investors/lenders, title companies and members/borrowers. They will prepare accurate closing disclosures, loan closing documents and fund loans. The Closer Funder will ensure a fully compliant mortgage loan while providing a high level of member service.
Essential Functions & Responsibilities:
* Complete introduction phone call and email to member in accordance with RBFCU service level objectives after receipt of the file; collaborate with loan officer throughout closing process.
* Update loan files within the loan origination system as necessary to ensure consistent processes of completed tasks assigned and milestone completion.
* Prepares or orders all loan-closing documents and closing disclosures, ensuring that they are accurate in order to have a fully compliant loan; carefully reviewing all documents for any errors, confirming pricing, loan program and funds to close are correct to insure proper funding of loan.
* Reviews and registers loans via automated or manually with Mortgage Electronic Registration Systems, Inc.
* Fund and board closed loan files to RBFCU's core servicing system or fund loans to external investors such as TruHome or Gateway.
* Coordinates and initiates 3rd party payments on Mortgage Insurance Premiums, VA Funding Fees, title companies, etc.
* Maintain a working knowledge of federal, state, investor, and internal policies and procedures that affect the closing of mortgage loan.
* Reviewing and clearing remaining closing/underwriting conditions. Validating title commitments and insurance policies are accurate for document preparation.
* Verify and if necessary, coordinate all closing dates and times with members and title companies and/or Randolph-Brooks Federal Credit Union branches.
* Ability to work successfully under deadlines.

Job Description
As a Mortgage Modification Processor (1099 Independent Contractor) you will process Mortgage Modification files within scope of client requirements.
RESPONSIBILITIES:
*Reviews the modification application submitted and structures the load documentation to accommodate the Investor's Underwriting guidelines.
*Orders and tracks all required documentation to assure processing time frames are being met and updates system.
*Works with the customer, client and closing agent to resolve questions and/or problems immediately upon inquiry or receipt of documentation from the customer.
*Clears all underwriting conditions working with customer and outside vendors.
*Provides excellent customer service to internal and external clients. Ensures customer service surveys are maintained to client's minimum score.
*Performs other related duties as assigned or directed

Qualifications

Position Overview:
The Loan Processor is responsible for providing quality customer service by obtaining necessary documentation to underwrite the loan and ordering third party documentation by communicating directly with the customer and/or Loan Officer. The Loan Processor provides proper disclosures when required by applicable local, state, and federal regulations.
Job Responsibilities:
* Perform a thorough review and analysis of borrower's credit, employment, income, and assets as required by the loan program before submitting to underwriting.
* Assemble the complete loan package in proper order for underwriting.
* Verify all required documentation (pre-underwrite) in the file.
* Complete the required loan checklist.
* Verify that an application is complete and accurate; identify any potential issues that may arise in underwriting.
* Prepare a loan approval summary, Forms 1008 and 1003, and ensure the accuracy of all the information printed on the documents; communicate directly with the Loan Originator, customer, and underwriter to obtain initial and any missing documentation required to qualify for the loan.
* Review loans for compliance with all mortgage-related regulations (RESPA, TIL, HMDA, Reg. B, etc.) and prepare required disclosures.
* Communicate with various companies to obtain Property Survey, Flood Certificate, Title Commitment, and payoff information.
* Verify that vendor orders are complete, invoices are received and in the applicant's E-file.
* Manage pipeline by completing and submitting reports within allotted turn-around times.
* Assist set-up of loans.
* Assist closing, secondary marketing, and loan servicing to obtain and clear outstanding suspense items from CrossCountry Mortgage investors.
* Available to work varying hours and overtime if needed.
Qualifications and Skills:
* High School Diploma or equivalent.
* Minimum of 1 years residential mortgage processing experience.
* Experience with Encompass.
* Working knowledge of RESPA regulations and general knowledge of all mortgage and consumer lending regulations, including but not limited to Regulation Z and Regulation B requirements, and loan documents, preferred.
* Knowledge of DU, LP, Microsoft Office, and Windows.
* Excellent math and analytical skills.
* Excellent communication skills.
* Excellent prioritization and time management skills.
