Position Summary
Process and pre-underwrite conventional, FHA, VA and Bond mortgage loans to ensure compliance with Company, secondary market investor, and government agency standards. Achieve production and quality metrics. Liaison between loan officer, borrower, underwriter and funding. Prepare and review loan file to ensure completeness of submission and supporting documents, as well as compliance with underwriting and investor guidelines. Monitor overall loan processing cycle time to ensure the loan closes on time. Communicate and coordinate the resolution of issues that delay loan closing timeline. "Go to" subject matter expert/lead when Supervisor/Lead is not available.
Essential Functions
* The processor is to become the contact for non-licensed activity once the loan is submitted to them.
* Monitor the overall lending process, and identify, resolve, and communicate issues that could impact timely closure of loans.
* Analyze loan-to-value ratio, debt-to-income ratio, credit report, application, income and assets, source(s) of down payment funds and examine supporting documentation to identify potential fraud or misrepresentation.
* Identify potential issues and communicate to consumer and loan officer.
* Order and review all third-party documentation, including credit checks, title reports, appraisals, tax returns, verifications of employment/assets, etc. to identify and address potential issues.
* Stay current with federal, state regulations, policies and industry trends.
* Check ratios and verify accuracy of AUS findings and program applicability.
* Review and verify documentation integrity to ensure it aligns with findings, completeness and compliance, and submit loan file to underwriting for approval.
* Identify qualifying/program issues prior to submission to Underwriting, and re-structure loan as necessary.
* Provide options within guidelines and makes recommendations if borrowers may qualify for suitable programs.
* Update and verify accuracy of data input into system.
* Verify compliance with Company standards, federal and agency regulations, standards, and guidelines, as well as any applicable state-specific and or local regulations, ordinances, etc.
* Obtain and verify clearance of all underwriting conditions and prepare the file for submission to Closing.
* Order generation of loan documents.
* Coach and provide guidance to less experienced Processors as needed.
* Use and modify templates to compose professional correspondence and emails.
* Provide status updates to Loan Officers and/or borrowers.
Qualifications
* High school diploma or equivalent required; college courses/technical training related to Business, Finance/Accounting, Legal, or related field is preferred.
* Total recent work experience includes five or more years' experience as a Loan Processor, preferably processing conventional and FHA loans along with at least two years of experience processing VA and Bond mortgage loans.
* Ability to build strong relationships with loan officers, production, underwriting, closing and other internal and external partners.
* Expert knowledge of overall mortgage lending internal processes and control, as well as federal, state, and regulatory requirements/guidelines related to consumer mortgage lending for conventional, FHA, VA and Bond mortgage loans.
* Expert knowledge of conventional, FHA, VA and Bond mortgage loans, including various product/program guidelines, necessary conditions for approval, and investor specific guidelines.
* Expert knowledge in new construction documentation and condominium projects.
* Expert knowledge of valid documentation related to processing consumer mortgage applications (e.g., complex tax returns, financial statements and records, verification of income and deposits, etc.).
* Sound judgment, ability to think critically, including the ability to evaluate facts and data to draw conclusions, determine the downstream impact of decisions and associated risks.

What is the role?
The Member Direct Mortgage Loan Officer is responsible for assisting members and potential members through the mortgage loan application process, counseling applicants and working with operations staff throughout the process. A primary focus is on developing leads generated by WCU current member base and other referral lead sources given by WCU while managing current member referrals as well. Member Direct MLO's will work in conjunction with their Contact Center and Consumer Lending Call center partners to provide superior service to our members. The role is responsible to be staffed and available in call queue as well as outbound dialing to generate new business with leads given by Westerra, conducting sales related activities to meet loan volume origination goals.
What will be expected of me?
Work in conjunction with your contact center partners to provide superior service to our members assisting them with their mortgage needs
Develop and build relationships with existing and new borrowers to gain referrals and applications
Outbound calling from lead sources provided by Westerra
Promote Westerra' s portfolio and secondary market mortgage products,
Utilize established tools and processes to manage new leads received from Westerra or other referral partners to ensure highest level of conversion to new applications
Conduct a thorough and detailed interview with members and potential new members to identify their financial needs and advise members on products for consideration.
Maintain detailed knowledge of agency guidelines and Westerra loan programs.
Evaluate and structure first and closed end second mortgage applications.
Initiate and guide members timely through a detailed and comprehensive loan application process Loan Operating System (LOS) according to established department policies, processes and procedures.
Analyze credit profile, run initial automated underwriting engine (DU), follow findings and/or company product guidelines.
Obtain and review all initial documentation for completeness, accuracy and adherence to the Credit Union's quality standards for due diligence and data integrity.
Ensure all appropriate disclosures and required documents are issued within the required timeframes to meet compliance standards including but not limited to TRID, HMDA, RESPA, Reg Z, Reg B, ECOA, and/or the Credit Union's lending policies.
Communicate in a continuous and timely manner with all parties involved in the transaction (internal and external) to ensure clarity, according to Westerra's established service standards.
Properly document all communications in the LOS.
Maintain a high level of confidentiality.
Production requirements are a minimum of 3-month rolling average of $2,000,000 a month in closed first/second mortgage loans after the first six (6) months of employment.
Continue education, compliance courses and training as needed for company, state, federal and investor requirements and guidelines to keep current on all mortgage products, procedures and guidelines.
Complete monthly and weekly required reports as determined by the department.
Provide support to peers and operations partners as needed within the team.
Participate in a weekly file review with processing to proactively resolve issues as a team as they arise.

The Post Closing Loan Specialist is responsible for administering post-closing documentation in preparation for loan sale. They also act as a liaison between the Loan Servicing Vendor and Affordable Mortgage Solutions, LLC (AMS). In addition, this role is a critical “lifeline” that assists our homeowner partners who are struggling with payment delinquency and risk of foreclosure. Loan Portfolio Management

GENERAL PURPOSE
The Centralized Loan Officer is responsible for evaluating and recommending approvals of home equity and consumer loans and advising borrowers on financial status and methods of payments. Additionally, this position is responsible for originating and processing branch, online, and mobile loan applications at the credit union. This position promotes attention to increasing loan volumes from a centralized setting.
ESSENTIAL DUTIES AND RESPONSIBILITIES
To process all member home equity, consumer loan/new account applications and correspondence.
Provide accurate, courteous, friendly, timely and professional service to all members.
To accurately process all assigned reports and projects in a timely manner.
Meet or exceed application to close ratio, closed loan volume, closed loan units, funded loan goal, and loan cross-sale ratio every month.
Interviews all loan applicants for requested loans as well as for other potential future financial needs.
Reviews and makes suggested recommendations on all loan requests submitted to underwriting.
Serves as a loan processor to collect supporting documentation to approve and complete any loan file.
Prepares loan applications to process further or to assign to appropriate lending officer.
Prepares loan documents for approved loans according to policies, procedures, and regulations.
Must competently present loan documents according to policies and regulations for member's signature.
Ensure the protection of the credit union's assets through adequate and accurate verification of property values, tax assessments, members' employment history and earnings, credit information, flood certification and other necessary data utilized in loan decisioning.
Work closely with the Snr. Centralized Lending Manager to improve processes, procedures, and efficiencies in the centralized lending department. Support promotions and strategies to meet credit union's goals.
Must effectively discuss denial reasons with loan applicants and provide information to help improve financial position.
Must participate in Credit Union business development and community relations activities.
Create and maintain broker contacts.
Comply with all company, third party, agreed, local, states, and federal guidelines, rules, and regulations associated with residential lending.
Adhere to all service standards as outlined in the credit union's policies and procedures.
Responsible for the compliance of all residential real estate loans Practice and ensure organizational policies and procedures in accordance with BSA and federal regulation compliance.
Complete accurate and timely required BSA documentation in compliance with BSA policies and procedures, to include and not limited to OFAC, CTR, and SAR.
Ensures that lending operations are conducted in accordance with established Credit Union policies, procedures, approval authority and all fair lending laws (i.e. Equal Credit Opportunity Act, Consumer Credit Protection Act, Truth In Lending Act, Fair Housing Act and Home Mortgage Disclosure Act, etc.). Ensures compliance with the non-discrimination provisions of applicable fair lending laws and regulations.

What is the role?
The Member Direct Mortgage Loan Officer is responsible for assisting members and potential members through the mortgage loan application process, counseling applicants and working with operations staff throughout the process. A primary focus is on developing leads generated by WCU current member base and other referral lead sources given by WCU while managing current member referrals as well. Member Direct MLO's will work in conjunction with their Contact Center and Consumer Lending Call center partners to provide superior service to our members. The role is responsible to be staffed and available in call queue as well as outbound dialing to generate new business with leads given by Westerra, conducting sales related activities to meet loan volume origination goals.
What will be expected of me?
Work in conjunction with your contact center partners to provide superior service to our members assisting them with their mortgage needs
Develop and build relationships with existing and new borrowers to gain referrals and applications
Outbound calling from lead sources provided by Westerra
Promote Westerra' s portfolio and secondary market mortgage products,
Utilize established tools and processes to manage new leads received from Westerra or other referral partners to ensure highest level of conversion to new applications
Conduct a thorough and detailed interview with members and potential new members to identify their financial needs and advise members on products for consideration.
Maintain detailed knowledge of agency guidelines and Westerra loan programs.
Evaluate and structure first and closed end second mortgage applications.
Initiate and guide members timely through a detailed and comprehensive loan application process Loan Operating System (LOS) according to established department policies, processes and procedures.
Analyze credit profile, run initial automated underwriting engine (DU), follow findings and/or company product guidelines.
Obtain and review all initial documentation for completeness, accuracy and adherence to the Credit Union's quality standards for due diligence and data integrity.
Ensure all appropriate disclosures and required documents are issued within the required timeframes to meet compliance standards including but not limited to TRID, HMDA, RESPA, Reg Z, Reg B, ECOA, and/or the Credit Union's lending policies.
Communicate in a continuous and timely manner with all parties involved in the transaction (internal and external) to ensure clarity, according to Westerra's established service standards.
Properly document all communications in the LOS.
Maintain a high level of confidentiality.
Production requirements are a minimum of 3-month rolling average of $2,000,000 a month in closed first/second mortgage loans after the first six (6) months of employment.
Continue education, compliance courses and training as needed for company, state, federal and investor requirements and guidelines to keep current on all mortgage products, procedures and guidelines.
Complete monthly and weekly required reports as determined by the department.
Provide support to peers and operations partners as needed within the team.
Participate in a weekly file review with processing to proactively resolve issues as a team as they arise.
