Position Overview Insite Property Solutions is looking for a Leasing Consultant to provide leasing support to the Apartment Communities in our portfolio (properties are located within 20 miles of our headquarters in Kirkland). The ideal candidate has prior leasing consultant experience or has worked in sales previously. Our Leasing Consultants must have excellent time management, customer service, and communication skills. As we continue to build a strong bench of talented leasing professionals, this position offers the opportunity to apply internally for any leasing roles at designated properties as they become available. Responsibilities Tour prospects, lease apartments, and follow up with prospects Be familiar with all marketing aspects of the property including full knowledge of all available units, their current condition, rent rates, and available move-in dates Inspect property and model units daily to ensure optimum showable and rentable condition Organize and execute lease renewal process Maintain and adhere to Lease Expiration Management Program Support residents with payments, maintenance requests, and property policies Observe and follow all Fair Housing, Equal Opportunity Employment, and Landlord Tenant Laws Verify that all rental applications are properly completed, signed, and processed timely Complete daily reports, traffic reports, market surveys, and apartment status reports Perform new home orientations and move-in/move-out inspections Create new Resident Files, new Rental Agreements, and complete all other applicable paperwork associated with new residents Qualifications Excellent time management, problem-solving and interpersonal skills Strong sales abilities, phone etiquette and excellent customer service skills Reliable, organized, motivated, professional Able to achieve high-quality results under tight deadlines and changing work priorities 2 years of residential/multifamily leasing experience preferred Must have a working knowledge of Microsoft Office Suite (Outlook, Excel, Word, etc.) 4-year degree or related coursework is preferred; High school diploma or equivalent is required Driver's License (Required) Pay Range $20.00 - $24.00 per hour Additional Compensation: Bonus Potential: $150 per move-in $500 Hiring Bonus paid after 90 days Retention bonus Benefits: Medical, dental, and vision insurance provided Health Savings Account with monthly employer contributions Employer paid life insurance and long-term disability insurance Accrues Paid Time Off (PTO) each pay period for a total of 160 hours per year Parental Leave 10 paid corporate holidays 401(k) with employer matching Employee assistance program Wellness Program with wellness allowance Rental discounts Training & career development Referral program Cell phone allowance Driving allowance ($200 monthly driving allowance for commuting between communities) Schedule: 8 Hour Shift Weekends Required Schedule will tentatively be 9 am-6 pm. Position Overview: The Leasing Associate will be a crucial part of the team at The Aries at Bitter Lake. Working in collaboration with internal stakeholders including the Assistant Property Manager, Property Manager, Regional Manager, Marketing & Communications, Compliance, and Resident Services to screen applicants. This position requires strong collaboration, teamwork, flexibility, and a positive attitude while providing excellent customer service to our applicants. Collaboration will also be needed with external stakeholders, partner agencies, and commercial tenants at the property. The Leasing Associate will be responsible for responding to telephone, email, and in-person inquiries for information on vacancies and resident qualification requirements. The Leasing Associate also supports and collaborates with our on-site Assistant Manager and Property Manager at the property. Work Schedule: Onsite, Monday - Friday, 8:00 am - 4:30 pm, occasional weekend hours may be needed. The final schedule is to be determined by the supervisor. Your Impact: Provide professional, responsive, unbiased, caring, and knowledgeable interactions with applications and current residents. Possess knowledge of Bellwether policies, landlord/tenant law, fair housing laws, and property management software procedures. Complete applications and move-ins in accordance with the departmental operations manual. Respond to prospects interested in housing promptly, and no later than 24 hours from initial inquiry. Prescreen prospects for housing eligibility & schedule application intake appointments for prospects. Assist applications to accurately complete rental applications and supporting documentation. Explain WSHFC income qualification guidelines and other funding guidelines or restrictions. Process housing applications, submit screening applications, and obtain third-party verification of income, assets, and other eligibility requirements. Develop a collaborative system with Site Managers for applications in process, with detailed communication logs to ensure that application files are current. Coordinate with application regarding move-in date, time, and move-in costs. Prepare and complete move-in lease documents, collect move-in payments, and establish resident accounts in property management software.
