MINIMUM QUALIFICATIONS: High School Diploma or equivalent. Six months experience skilled labor, grounds or building maintenance. Heavy lifting up to 50 lbs and carrying up to 50 lbs Must be able to work outside in both hot and cold weather. Ability to reach above shoulder.
DESIRED QUALIFICATIONS: Some vocational training. One year experience in grounds maintenance Must be able to work outside in both hot and cold weather. Ability to operate grounds-related equipment including front-end loaders and zero turn mowers.

The Groundskeeper is responsible for the cleanliness, physical appearance & curb appeal of the property. Responsibilities:
Depending on the size and age of the property, the position consists of a variety of duties.
The Porter must arrange the daily schedule around the management offices. Any litter or debris is to be picked up every morning and to be completed no later than 9:00 AM of each business day. All other duties will be assigned according to their urgency, including but not limited to the following:
Must be able to lift 80-100 lbs. on a regular basis.
Keep property management office landscaping cleaned by inspecting property each morning. Remove up any trash littering the grounds.
Arrange swimming pool furniture, tables, and chairs as required. Install umbrellas where required.
Clean Pool Area, hose down area, pick-up trash, straighten chairs, etc.
Be willing to obtain pool certification
Replace light bulbs in common area & breezeways as needed.
Replace all first floor window screens upon request as required.
Assist with apartment make readies as requested: removal of trash in vacant units, caulking, check appliances, smoke detectors, replace parts, etc.
Clean air conditioner vents & replace filters in all vacant apartments.
Install, move & hook-up appliances.
Replace air filters as scheduled for all occupied apartments.
Perform light painting duties as directed.
Assist the service technician or assistant service technician as needed.
Deliver notices & flyers to residents as needed.
Empty all waste receptacles on property including pet stations
Other responsibilities as may be determined.

Plants and transplants wooded plants to include hole preparation, backfilling, staking, pruning, watering, and mulching
Identify and recognizes diseased insect problems of trees and woody plants and apply appropriate treatments
May assist in various maintenance activities as required
Maintains records of work performed
Assists in maintaining tree inventory records
Identifies potentially hazardous trees and other tree-related problems
Required Skills/Abilities:
Proficient written and oral communication skills according to skill requirements
Possess strong computer skills, able to read, write, and comprehend written instructional documents
Ability to function well in a high-paced and at times stressful environment
Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals
Ability to compute rate, ratio, and percent and to draw and interpret bar graphs
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume
Ability to apply concepts of introductory algebra and geometry
Proficient Microsoft Office productivity suite
Knowledge of horticulture methods and materials, landscaping and cultivation of trees and plants
Knowledge of horticultural practices, plant taxonomy, and insect/disease control
Education and Experience:
High school diploma or equivalent
At least two years of related experience required
Physical Requirements:
Prolonged period of standing, bending, reaching, and working with hands
Occasional periods of prolonged exposure to loud noises
Ability to lift up to 50 pounds at times
Ability to stand, walk, reach with arms and hands as necessary
Ability to hear and see to position and safety requirement levels
Occasional exposure to elements such as heat, cold, noise, dust, dirt, and chemicals
Special Qualifications/Requirements:
Must be able to successfully pass as required a federal, state, or local government's background investigation
