TITLE: Custodian REPORTS: Building Superintendent/Assistant Program Director/Deputy Director of Operations/Facility Manager DEPARTMENT: Operations FLSA CODE: Non-exempt PROGRAM: OASAS Residential/ Supportive Housing MAJOR FUNCTIONS: The Custodial Worker is responsible for all custodial renovations, safety code and emergency situations in the facility. S/he is responsible for daily cleaning and housekeeping activities. SPECIFIC DUTIES & RESPONSIBILITIES: Conduct regular facility inspections to assess standards and identify areas of concern. Responsible for emergency and minor repairs to be completed in a timely fashion. Responsible for responding to consumer work orders in a timely fashion. Responsible for ensuring bedroom/apartment maintenance, cleanliness and inspection prior to arrival of new consumers. Ongoing housekeeping and cleanliness of facility of all public areas. Meet monthly for supervision with assigned supervisor. Clean floors, windows, fixtures, offices, stairs, restrooms and doors. This cleaning process is normally done with brooms, mops, brushes and cleaning cloths. Use of various machines such as buffer, vacuum cleaners, carpet machine, etc. Responsible for the removal of snow in the winter from parking lots, driveways and other areas that might prevent the resident/tenant to enter. The sidewalks are kept clear and ice free with snow melt. Attend regularly scheduled staff meetings. Attend all required in-service training seminars. Other relevant duties as assigned. The Custodial department at Farmingdale State College seeks to fill a Supervising Janitor vacancy. The incumbent may be responsible for, but not limited to, the following responsibilities: * Supervises and administers a program of systematic cleaning and care of assigned building areas or the entire program in accordance with established guidelines. * Plans and schedules staff assignments and cleaning services; reassigns staff to ensure that work is accomplished according to schedule and that staff is fully utilized; and shifts personnel to handle emergency cleaning, maintenance, and care projects. * Inspects buildings and assigned areas for compliance with cleaning guidelines; and investigates complaints of unsatisfactory service performance and takes corrective action. * Informs staff of custodial and related policies, procedures and directives, including safety requirements, in meetings and memoranda. * Evaluates and makes recommendations for equipment, changes in cleaning methods, and work performance standards to ensure a more effective and efficient cleaning program. * Prepares a portion or the entirety of annual equipment, supplies, and personnel budget requests for the custodial operation. * Supervises the custodial program inventory system, including the requisitioning and proper distribution and control of new cleaning equipment and supplies. * Prepares or reviews for accuracy periodic reports, such as work activity, cost reports, and staff utilization and requirements and advises management on custodial operations. * Performs the full range of supervisory duties such as interviewing and selecting staff; establishing training standards for new employees; resolving personnel issues; evaluating work performance, and taking appropriate counseling, coaching or disciplinary action, as necessary; approving timecards and requests for leave; and recommending retention or termination of employees. * Provides oral and written instructions to staff for requested special cleaning services which vary from routine operations. * Supervises unskilled maintenance and repairs to buildings and equipment, and requests semi-skilled or skilled trades staff as necessary. * Supervises the arrangement of premises for public meetings, classes, graduations, and special events by directing the movement and placement of seating and other equipment as specified by the event coordinator. This title is part of the New York State Hiring for Emergency Limited Placement Statewide Program (NY HELPS). If hired, a non-competitive appointment will be made. At a future date (within one year of permanent appointment), it is expected that NY HELPS employees will have their non-competitive employment status converted to competitive status, without having to take an exam. Employees will then be afforded all the same rights and privileges of competitive class employees of New York State.
