Key Responsibilities: Under the direction and supervision of an Operating Engineer: Maintain, repair and ensure the efficient operation of all building systems including but not limited to mechanical (HVAC, plumbing, controls) electrical (lighting, generators), fire/life safety, and hot water systems. Monitor operation, adjust, and maintain refrigeration, chilled water, and air conditioning equipment and ventilating and hot water heaters, pumps, valves, piping and filters. Perform various services for customers (tenants) as requested. Responsible for understanding and complying with safety and emergency escalation procedures. Receive work assignments, plan work to be performed, and obtain necessary tools, equipment, and materials. Complete work/assignments and paperwork in a timely manner. Keep the shop, equipment rooms, and common areas clean, organized, and safe. Provide proper care to the assigned equipment, tools, and uniforms. Respond to customer (tenant) requests and complaints. Promote and contribute toward overall effort in maintaining a high standard in the operation and appearance of the building as well as positive customer (tenant) relations through daily work practices. Ensure strict adherence to building rules and regulations and safety procedures. Organize and coordinate responsibilities efficiently. Handle multiple tasks. Communicate effectively with coworkers, customers (tenants), and vendors. Ability to demonstrate exemplary customer (tenant) relations and provide excellent customer service.
