As the Construction Cost Estimator you will be responsible for establishing a comprehensive understanding of the existing conditions at all potential project sites and developing detailed cost estimates by completing pre-bid site visits, reviewing RFP documents, and collaborating with local contractors.

Schedule: Monday - Friday, Weekends as needed, 40-50 hours per week

Job Responsibilities
Determine the existing conditions for all potential new store and remodel projects by reviewing RFP documentation and completing site visits during the due diligence phase of projects.
Draft a summary brief of effort and costs associated with each space for the Creative Store Design team to outline the potential financial impacts of certain scopes of work.
Provide a benchmarked cost-per-square-foot placeholder capex estimate to Finance for initial high-line P&L to complete initial opportunity analysis
Work with contractors to understand regional construction market conditions and understand any potential local code requirement that will impact cost outcomes
Develop comprehensive cost estimates for concept designs to ensure adequate budget is allocated to deliver the full scope of the concept renders, while not trying up excessive capital with an overly conservative figure.
Provides list of cost saving opportunities both in the form of value engineered finishes/design details, and scope omission to guide the pre-bid design process to track to the target cost outcome
Tracks any changes to the designs and associated cost impacts throughout the post-award design review and approval process.
Produces pre-construction cost journey summary to be issued to PM at commencement of procurement process
Maintains detailed record of all estimate and final commercial positions the ensure accurate history of accuracy of initial estimates and drive perpetual improvement
Job Requirements
Basic knowledge of the construction procurement process (1-5 years' construction experience)
Understanding of construction industry terms, means, and methods associated with tenant improvement work within multi-retail unit properties
Experience with cost estimating for construction projects with a general contractor is a plus
Willingness to embrace a culture of perpetual improvement
Excellent organizational skills
Ability to travel up to 80% of the time to remote sites throughout North America with little notice

An All 5's Specialties Estimator is primarily responsible for the coordination of all aspects of DFH proposals including the budget/estimate in adherence to the contract documents, labor, logistics and project schedule to ensure the success of the project. The Estimator reports to the Chief Estimator and oversees any Junior Estimators.
A successful candidate in this role:
Delegates and reviews all contract documents including structural, architectural, civil, landscape, mechanical, plumbing, and electrical plans along with specifications and soils reports.
Prepares quantity surveys ensuring a complete and qualified scope.
Ensures that suppliers are contacted in a timely manner and reviews quotations for current pricing.
Evaluates equipment quotations from vendors.
Participates in meetings with the project team to review preliminary estimates and discuss production rates and formwork systems. Leads all required inter-department meetings and hand-offs as related to assigned projects.
Reviews and approves the estimate labor productions, equipment productions, materials, and sub-contractor pricing with the Chief Estimator.
