Our team is growing. Optimum is hiring a full-time SENIOR ESTIMATOR to help us continue this great work and serve as a key team member in our Pre-construction Department. This position will be a primary point of contact for our clients, subcontractors and design consultants during the Pre-construction phase for the Portland, Maine office location.
As Senior Estimator, you will be naturally self-directed and motivated using your knowledge and understanding of current construction means and methods, scheduling and pricing. Clear and concise written and verbal communication skills will be essential to build and maintain relationships with architects/engineers, subcontractors, clients and team members. You should be comfortable using technology in all aspects of the work and be able to simultaneously manage pricing/budgeting several projects at various stages.
Reporting to the Director of Pre-construction, the Senior Estimator is responsible for thoroughly reviewing plans and specifications, preliminary budgeting & scheduling, soliciting subcontractor bids, subcontractor & vendor bid leveling, producing detailed proposals and working with clients and consultants to value engineer when required. This position will also provide mentorship and general support to other Estimators and Pre-construction associates.
Essential Functions
Participate in pre-bid meetings and CM interviews with clients, architects and engineers.
Review plans and specifications, identifying scopes of work needing to be completed by subcontractors & vendors.
Generate preliminary pre-construction and construction schedules.
Prepare and send out bid packages to subcontractors & vendors, following up as required to ensure full coverage on estimates.
Coordinating site visits for subcontractors as required during the bid process.
Review and level subcontractor & vendor quotes for completeness and adherence to plans & specifications.
Keep plans & specifications up-to-date as needed during the bid process.
Coordinate and schedule regular pre-construction meetings with clients and their consultants as needed to maintain schedules.
Complete electronic quantity takeoffs for select scopes of work.
Create detailed budgets and estimates, updating as needed as designs are updated.
Provide well-written proposals and scope clarifications for presentation to clients.
Coordinate and provide pricing for clients, architects and other consultants in value engineering exercises.
Assist in drafting and review of construction contracts.
Lead handoff meetings with our operations team to ensure projects are properly transitioned from pre-construction to operations.
Perform peer reviews of estimates by fellow estimators.
Identify and qualify new subcontractors and vendors.
Qualifications
Minimum of 5 years of construction estimating experience.

Proficient in using: Procore, Microsoft Word, Excel & Project.

Complete project kick-off form to ensure compliance.
