This role will be responsible for negotiating, structuring, and managing land-related agreements that support the full lifecycle of our projects-from initial site control through financing, construction, and long-term operations. The Real Estate Counsel will collaborate with internal teams and external stakeholders to navigate complex land use matters, ensuring projects are developed efficiently and in compliance with legal and regulatory frameworks.

Key Responsibilities
Real Estate Transactions & Contract Negotiation:
Structure, negotiate, and draft a variety of real estate agreements, including leases, easements, purchase and sale agreements, and site control contracts.
Work closely with landowners, developers, and external counsel to secure land rights necessary for project development.
Title & Land Due Diligence:
Conduct and review title research, coordinate with title companies, and resolve encumbrances or defects to ensure clean site control.
Oversee title insurance policies and work with surveyors, consultants, and outside counsel to address title and survey matters.
Manage curative work, including obtaining releases, affidavits, and corrective documents to clear title issues that could impact project financing or development.
Project Financing & Risk Management:
Assist in preparing real estate documentation for project financing, ensuring land title and leasehold interests align with lender and investor requirements.
Identify and mitigate risks related to real estate transactions, including landowner disputes, access rights, and encumbrances.
Qualifications
J.D. degree and active bar membership in at least one U.S. jurisdiction.
5+ years of experience in real estate law, with a focus on land transactions, title review, and curative work.
Strong contract negotiation and drafting skills.
Proven expertise on real estate matters in the renewable energy space.
Ability to work independently and collaborate cross-functionally in a fast-paced environment.

Job Duties:
Develop and implement clinical programs while providing clinical oversight, coaching, and mentorship for our therapists.
Develop and implement individualized treatment plans and behavior intervention plans accordingly to improve client outcomes. This includes analyzing data and modifying treatment programs and goals throughout the client's life cycle with Mindcolor.

POSITION SUMMARY:
Employee will be assigned to either Counselor, Rotations, Programs or Reception responsibilities. To give leadership, direction, and supervision to children in temporary child care for infant to school age children of Villa Sport members. Provide programmed activities and implementation of curriculum and all safety practices involving children. Ages 6 weeks to 12 years. Must be able to swim and attend field trips.
IMPORTANT DATES:
Camp starts on May 27th and ends August 8th.
Training begins May 12th; counselors must be available for training.
COMPENSATION AND BENEFITS INCLUDE:
Hourly rate of pay based upon relevant experience.

QUALIFICATIONS:
Position requires certification in both adult and pediatric First Aid/CPR within 30 days of hire date. Villa Sport will provide an opportunity to certify you.
High School Diploma Preferred.
Minimum age of 18.
Experience supervising children. Ability to visually observe children and to physically intervene when the safety of a child could be compromised.
Ability to physically move with children through a wide variety of indoor and outdoor program settings and activities.
Physically able to lift and carry at least 40lbs.
