JOB OVERVIEW:
The Carpenter works directly under the supervision of the Facilities Manager, Maintenance, and has responsibility for tools, equipment, and completing all projects in a workmanlike manner.
REQUIREMENTS AND QUALIFICATIONS:

High School Diploma or equivalent
Demonstrate knowledge related to modern carpentry, painting, masonry, and welding (preferred), including related practices, materials, and equipment

Valid New Jersey Driver's License

Keep records on all projects in a manner set up by the Facilities Manager and maintain accounting records properly

Remain in compliance with current National Building Code
Utilize blueprints and manufacturer's installation manuals to complete assigned projects
Follow blueprints and plans to construct projects and build structures
Install structures and fixtures, such as windows and molding
Measure, cut, or shape wood, plastic, fiberglass, drywall, and other materials
Prepare drawings and mock-ups for carpentry and construction projects
Select and evaluate materials for defects
Masonry
Lay building materials, including concrete and brick, and construct or repair surfaces or structures
Smooth and finish surfaces of poured concrete, such as floors, walks, sidewalks, roads, or curbs using a variety of hand and power tools
Align forms for sidewalks, curbs, or gutters; patch voids; and cut and mold expansion joints and edges
Fabricate, alter, repair, and maintain walls, sidewalks, curbs, floors, showers, sink counters, partitions, and other related structures or surfaces
Lay blocks or bricks following blueprints, plans, or drawings
Determine work requirements and sequence of masonry/tile assignments through review of work orders, plans, or drawings

Painting
Prepare surfaces prior to beginning work
Paint a variety of surfaces (e.g. buildings, parking lot markings, floors, lockers, etc.) for the purpose of maintaining facilities in an attractive, safe, and usable condition
Protect all nearby furnishings and building materials before and during every painting job, including carpets, cabinetry, outlet covers, lighting fixtures and landscaping
Prepare a variety of surfaces (e.g. cleaning, sanding, patching, masking, nail holes, cracks, joints, etc.) for the purpose of ensuring that they are ready for painting and/or refinishing
Remove graffiti (e.g. cleaning walls, graffiti removal, etc.) for the purpose of minimizing vandalism and maintaining attractive facilities
Match paint samples for touch-ups and other small projects
Welding (preferred)
Read blueprints and drawings and take or read measurements to plan layout and procedures
Determine the appropriate welding equipment or method based on requirements
Set up components for welding according to specifications
Cut and join metals and other materials to put together mechanical structures or parts with great precision
Operate angle grinders to prepare the parts that must be welded
Align components using calipers, rulers etc. and clamp pieces
Weld components using manual or semi-automatic welding equipment in various positions (vertical, horizontal or overhead)
Repair machinery and other components by welding pieces and filling gaps
Test and inspect welded surfaces and structure to discover flaws
General
Ensure proper care in the use and maintenance of equipment and supplies; promote continuous improvement of workplace safety and environmental practices

The Role:
As a Commercial Carpentry Estimator, you will analyze blueprints, prepare detailed cost estimates, and ensure competitive and profitable bids. You'll collaborate closely with project managers, helping to transition bids into well-executed builds for warehouse, retail, and office fit-out projects.

This can be onsite or even a hybrid or remote role
This is not an Interior Estimator role. While interior estimators typically focus on high-end finishes such as millwork, flooring, wall coverings, and specialty interior elements, this position is specifically for
structural and commercial carpentry
. It involves
metal framing, drywall, ceilings, and door/frame installations
-critical components of
the
building's core structure
rather than decorative interior details.
Must have experience with Production Labor Costs
Responsibilities:
Evaluate project plans and specifications to determine scope, materials, and labor requirements.
Perform material takeoffs and labor cost assessments with precision.
Use estimating software (e.g., PlanSwift, Bluebeam) to generate accurate cost estimates.
Solicits and analyzes bids from subcontractors and suppliers to ensure competitive pricing.
Prepare detailed proposals and bid submissions within required deadlines.
Coordinate with project managers to facilitate a smooth transition from bid to build.
To enhance estimating accuracy, stay informed on industry trends, labor costs, and material pricing.
What You Bring:
5-10 years of commercial estimating experience in carpentry and interior trades.
Expertise in metal framing, drywall, ceilings, and door installations.
Strong ability to read and interpret blueprints and specifications.
Proficiency in estimating software (PlanSwift, Bluebeam, Procore, etc.).
Familiarity with NJ/NY construction markets is a plus.
Excellent analytical, mathematical, and problem-solving skills.
Strong communication and negotiation abilities for vendor coordination.
