What You'll Do
* Greet all guests with hospitality and friendliness

What YOU will do:
Day Porter Days & Hours: Monday through Sunday 7AM-9AM and 2PM-4PM (minimum). Repair & Maintenance: min of 15 hours per month. Ideally: 1st, 2nd and 4th Tues of every month for 5 hours per day.
This position is responsible for being the face of Powerhouse when on site at their required locations. You will work directly with the Powerhouse team and the Property Manager to service the location to meet the full scope of work listed below
Exterior Porter:
All storefronts, building sidewalks, curb lines, and street sidewalks shall be backpack blown to
Remove all debris, trash, and cobwebs each service. This includes all fence lines, guard rails, pylon
Signs, mulch beds, tree lines, planters, dumpsters, receiving areas, overgrown areas/buffer zones, etc., and any other area not accessible by powered equipment, including turf areas.
All landscaping beds should be checked to ensure no trash or debris has been left in the planting bed
(including plant debris, leaves, rocks, etc.).
All storm drains and building down spouts to be cleared of trash, leaves, cigarette butts, and other
debris.
All car stops are to be blown free of all trash and cigarette butts.
All areas around the rear of the building, dumpsters, transformers, etc. are to be blown out and vacuumed of all debris.
Gum will be removed from sidewalks as needed.
Wipe clean all trash cans, window frames, window ledges, railing, newspaper boxes, mailboxes,
Cobwebs under canopies, and light lenses as needed to upkeep a clean appearance.
Remove all flyers, stickers, and other unauthorized postings from columns, vacant storefronts, walls,
Light poles, signs, and other parts of the common area.
Upon discovery, any overflow of dumpsters or tenant trash should be reported to (SUPERVISOR).
Trash Receptacle Service:
All trash cans to be emptied and new bags installed, as necessary. Trash must be transported to
Dumpsters on site for disposal.
All trash receptacles are to be wiped down and cleaned as needed to maintain safe and sanitary conditions.
Damaged or missing receptacles should be reported immediately
Remove all cigarette butts and trash from urns and planters.
Restrooms, Common-Area Lobby Areas & Hallways:
Clean and disinfect all toilets, urinals, countertop surfaces, sinks, dispensers, mirrors, walls,
Partitions, hand dryers, changing tables, door frames, handles, light switches, push plates, stainless
Steel surfaces, etc. (at every service).
Empty trash receptacles and replace liners. (Daily)
Refill hand soap, tissue and hand towel dispenser. (Daily)
Sweep, vacuum, and mop the floors/carpets in all restrooms, common areas, elevators/escalators, hallways etc. (Daily)
Wipe down interior furniture, benches, handrails, planters, signs/sign holders, ATMs. (Daily)
Dust all air conditioner divisors and grills. (Weekly)
Spot clean walls and doors. (Daily)
Cleaning all outdoor/Lawn Furniture. (Daily)
Wash doors. (Daily)
Scrub floors with heavy duty cleaners, rinse and mop dry. (Daily)
Cleaning with Steam Sanitizer toilets and grout. (Weekly)
Cleaning windows in vestibule. (Weekly)
Dust all high and low surfaces. (Weekly)
Machine scrub interior common areas. (Weekly)
Machine scrub corridors as indicated on attached site plan. (weekly)
Clean water fountains. (Daily)
Elevator & Escalators:
Daily - Wipe clean elevator & escalators control panels.
Daily - Wipe clean and polish elevator & escalators doors both inside and outside.
Daily - Wipe clean interior wall.
Daily - Remove dirt and polish clean thresholds (Vacuum to remove dirt).
Daily - Scrub floors with heavy duty cleaners, rinse and mop dry.
Daily - Run escalator cleaning machine to ensure thorough removal of all dust and debris.
Both top and sides of step to be addressed nightly.
Service Corridors and Back-of-House Areas:
Sweep and mop the floors/carpets in all service corridors & Back-of-house areas (Daily).
Remove and dispose of any trash/debris as needed.
Office Areas:
Trash can liners need to be removed and replaced as needed.
Vacuum all floors (Monthly).
Loading Docks must be kept free of trash/debris and in clean appearance.
Trash Compactor Area needs to be blown out and free of trash/debris (weekly).
Check the basement area weekly for any water or out-of-scope concerns that need to be addressed.
Repair & Maintenance:
Repair & maintenance tasks may be assigned as needed on site, with prior approval from
Powerhouse.
Miscellaneous tasks may include: graffiti removal, painting, pressure washing, bulk trash removal, irrigation repairs, parking lot sign repairs/replacement, plumbing, light bulb replacement, pest
management/nest removal, etc.
Required to report any Out of Scope needs on site to (SUPERVISOR).
Vacancies:
At least weekly, check all vacancy thermostats, flush toilets, run faucets, check lights. Monthly,
Blow/sweep the spaces out. Clean all Landlord utility rooms.
Inventory/Supply Management:
Complete Weekly Inventory Form and submit to (SUPERVISOR) for weekly supply order.
Transport supplies from Powerhouse Office to Job Site. Ensure Storage area is kept neat and organized at all times.
Remove and Dispose of any trash/cardboard, etc. as needed.
All Janitorial supplies must be kept neat and tidy within the Supply Room. All supplies must be returned to the
Supply room, with the door locked, prior to leaving the site.
Report any required maintenance to equipment to (SUPERVISOR)and assist with facilitating as needed.
Maintain and manage lockbox/key access for vacant rooms, supply closets, dispensers, etc.
Responsible for ensuring that Wet Floor/Caution signs are in place to prevent any hazards related to porter/janitorial services.
