Review the information received from the subconsultants to determine if all needed information has been obtained and for accuracy. Check all calculations where possible. Coordinate the research of county records and other public sources as to obtain necessary project data for design purposes. Review and approve preliminary design drawings as submitted by the Design/Project Engineer prior to allowing the beginning of detailed project design. Review and approve design development by the Design/Project Engineer prior to allowing the beginning of detailed project design. Identify potential design problems as early as possible and coordinate solutions with the design team. Review all necessary applications and check lists for project submittals. Attend and run project meetings with clients and local approving agencies. Assist in the coordination and expedition of the review and approval process with jurisdictions having approval authority over project. Maintain regular contact with clients to ensure client satisfaction. Review the final design drawings submitted by Design/Project Engineer for completeness and accuracy prior to review by superiors and QC authority. Backcheck comments and provide final review prior to submittal. Use corporate programs and check sheets set up for quality control on each project. Respond to construction-related problems as quickly as possible. Coordinate with corporate management as needed. Mentor and provide direct hands-on assistance when teaching new design elements, oral and writing skills to employees under supervision. Assist in review of time sheets of the employees under supervision. Review current schedule and status of the budget for each project on a weekly basis with Design/Project Engineer, using scheduling and project management tools provided by management. Prepare weekly schedule for Design Engineers and Engineering Technicians. Review weekly schedule by Project Engineers. Provide an accurate accounting of time with descriptions for each time entry on a weekly basis. Track key performance elements of the Project Manager position and report to Supervisor. Review key performance elements for supervised employees and report to Supervisor. Be innovative and develop new ways to work smarter and improve efficiency. Provide a steady pipeline of opportunities through business development with external community members. Participate in various community events to bring brand awareness and business development opportunities. Assist in the recruitment and retention of various engineering roles. Work alongside functional departments to fulfill corporate needs. Perform other duties assigned by a Principal or Associate. May be required to travel periodically to project meetings and construction sites. Typically, day trips or overnight trips, however occasionally longer trips are necessary. Major Objectives: The Construction Project Manager role is primarily responsible for the successful execution of construction activities required for a successful project completion. These tasks include a range of duties including scheduling, forecasting, budgeting, scope creation and management, site team coordination, problem solving, and detailed record keeping. It is expected that a Construction Project Manager is a great communicator both written and verbally. This position requires a daily understanding of project activities and the ability to forecast. Project Managers should be expert anticipators, keeping “reactive management” to a minimum. All reporting and documentation required for success and organization are expected. This position works in unison with the Project Engineer as well as the site field team and reports directly to the Director of Construction and Construction Committee. The Project Manager must work to foster a great working relationship with the Project Engineer and entire field staff. This team is in constant contact and are working to actively manage the project until completion. It is understood that the Construction Project Manager has the full resources and support of The Garrett Companies and that we see this position as an extension of our entire team and office(s). With that in mind, this position must use best judgment and discretion in decisions as well as utmost professionalism. This position will require periodic travel to active project sites and markets. In this regard it should be stated that we view an active construction site the same as our corporate office - and expect this mentality from this position while traveling. It is the intent of this position to allow for the growth of the employee and opportunity to show successes. It is expected that with success will come periodic adjustments to compensation. This is a high level position within The Garrett Companies and our intent is for you to spend your career with us. Specific Duties & Responsibilities: Oversee and direct construction projects from conception to completion Review the project in-depth to schedule deliverables and estimate costs Coordinate and direct construction workers and subcontractors Select tools, materials and equipment and track inventory Meet contractual conditions of performance Review the work progress on daily basis Prepare internal and external reports pertaining to job status Plan ahead to prevent problems and resolve any emerging ones Negotiate terms of agreements, draft contracts and obtain permits and licenses Analyze, manage and mitigate risks Ensure quality construction standards and the use of proper construction techniques Provide training and education to any Garrett Companies personnel as needed to ensure a successful project. Act as Mentor to Project Engineers to further and assist their professional growth Prerequisites: Proven working experience in construction management Advanced knowledge of construction management processes, means and methods Expert knowledge of building products, construction details and relevant rules, regulations and quality standards Understanding of all facets of the construction process Familiarity with construction management software packages Ability to plan and see the “big picture” Competent in conflict and crisis management Leadership and human resources management skills Excellent time and project management skills BS degree in construction management, architecture, engineering or related field (or equal experience in such) Pre-Prerequisites (these are the most important items): Must be consistently detail oriented. Positive attitude. Relentless problem solving skills. Ability to anticipate. Understanding the difference between causation and correlation. We are all broom pushers.
