Analyst - Investments & Asset Management Job Description: Rectangle is searching for a highly motivated self-starter to work in a dynamic real estate environment. In this role you will gain exposure to the full lifecycle of real estate investments - with an emphasis on underwriting, due diligence, assisting with the procurement of debt and equity for potential acquisition and development opportunities - as well as the active management and future disposition of assets in our portfolio. Responsibilities for this role will include the following (in no particular order and by way of example):
Support initial investigations and underwriting for new investment opportunities, including analyzing financial statements, building project budgets, and assisting in investment strategy development and execution.
Create and update financial models in Argus and Excel.
Perform market research, including pulling sales and lease comparables, historic market trends, and other ad hoc requests to help guide investment decisions and influence project programming.
Maintain database of market research findings (sale & lease comparables, marketed investment opportunities, etc.) in our proprietary Salesforce CRM platform.
Assist with the preparation of investment book materials for the procurement of debt and equity and presenting to the Investment Committee.
Assist in portfolio asset management, which includes calculating equity returns, preparing property business plans, portfolio valuation, forecasts, and variance analyses, monitoring property-level financial statements, maintaining portfolio rent rolls, and preparing quarterly and annual investor/lender reporting.
Support Asset Management and Property Management teams with leasing initiatives, including lease negotiations and tenant improvement oversight.
Coordinate due diligence of new investments, including review of documents, records, and third-party reports.
Develop and maintain longstanding relationships with third parties, including brokers, architects, contractors, and engineers.
Qualifications:
Bachelor's Degree or higher in Real Estate, Finance, Economics, or a related degree
Industrial real estate experience preferred, though not required
2+ years of post-graduate experience

Salary and Benefits: The base compensation range below represents the low and high end of the Rectangle salary range for this position. Actual salaries will vary based on various factors, including but not limited to: experience, education, training, merit system, quantity or quality of production, and responsibilities. The range listed is just one component of the total compensation package for employees.
Denver area compensation range: $75,000 - $95,000 base salary per year
